Located at 2727 – 2808 West Commadore Way at the 8.9-acre site of a former petroleum storage and distribution center, the development will feature 100 luxury condominiums across four buildings. Units will have nearly 20-foot ceilings and range from 850 to 1,250 square feet, with the option to combine units for larger residences.

Developer Cantera Group owns the project site outright, with entitlement and permitting turned over to government agencies for review. Construction is projected to begin later this year, with occupancy for phase one planned for next summer. Marina delivery is slated for late 2028.

“We are proud to have successfully remediated this former industrial land use into an enduring beacon of Seattle’s innovation and growth,” Doug Ciserella, principal of Cantera Group, said in a press release.

“Terminal One Motor + Yacht Club represents a once-in-a-generation opportunity to create a destination that authentically reflects the passions, aspirations and lifestyles of the Pacific Northwest’s collector community,” added Principal Mike Cisnera. “This is not simply about private garages or boat moorage. It is about building an enduring institution where people who value craftsmanship, rarity, design and experience can gather in a setting worthy of the collections and relationships they have spent a lifetime cultivating.”

Seattle-based LMA Architects is leading exterior design, with Olson Kundig Design heading interiors. Olson Kundig principals Edward Lalonde, Daniel Ralls and Kirsten Ring said the project design “reflects shared values between automotive and architectural design,” while “balancing visual impact with durability and function.”

Dean Jones, owner and principal of RSIR, called the development “Seattle’s Garage-Mahal.”

“Terminal One Motor + Yacht Club aligns perfectly with RSIR’s long-standing commitment to representing novel developments that shape the future identity of the Pacific Northwest, Jones said. “It transcends traditional real estate categories and introduces an entirely new lifestyle offering to the region.”

RSIR brokers Jay Kipp and Neda Perrina are serving as co-listing agents.

An inaugural launch event will be held on June 7 at Kirkland Marina Park and RSIR’s Kirkland branch office.
