Inventory growth in June meant that buyers in Northwest Washington had more homes to choose from than in any previous month of the year, according to the latest data from the Northwest Multiple Listing Service.
Across the NWMLS region, active listings increased 16.4% year over year and 8% month over month, reaching 23,088 homes (an increase of over 1,700 homes compared to May).
Meanwhile, closed home sales increased 2.3% year over year and 10.2% month over month. Pending sales declined 1.6% annually and 6% from May, however, as 7,680 homes went under contract — an expected seasonal decline as peak spring buying/selling season draws to a close.
The median home price was steady month over month at $650,000 but decreased 3% year over year. Mortgage rates still pose the largest challenge to affordability, NWMLS said.
“At the end of February 2026, 30-year fixed mortgage interest rates had reached their lowest point since September 2022: 5.98%. Then the war with Iran started, resulting in increased inflation and, in turn, higher interest rates,” Steven Bourassa, director of the Washington Center for Real Estate Research, said in a press release. “By the end of June, rates had risen by just over half a percentage point to 6.49%, which was also the average rate for the month and slightly higher than the average for May.”
King County
King County’s total active listings reached 7,405 in June, a 16.91% year-over-year increase, as Realtors added 4,165 new listings to the MLS.
Pending-home sales declined 10.42%, with 2,390 listings going under contract, while closings decreased 6.39% to 2,183. Meanwhile, the county’s median home price decreased 2.69% to $889,000.
Given the rate of sales, King County had a 3.39-month inventory in June.
Snohomish County
In Snohomish County, active listings increased 29.24% year over year as closed sales declined 0.1% and pending sales increased 8.2%. The median home price decreased 6.39% to $775,000.
Given the rate of sales, the county had a 2.74-month inventory.
Pierce County
Active listings in Pierce County increased 14.57% year over year, with 2,891 properties on the market — 1,564 of which were new to the MLS in June.
Pending and closed home sales increased by 3.13% and 14.03%, respectively, while the median home price increased 2.76% year over year to $595,000.
The county had a 2.66-month inventory.
Kitsap County
Kitsap County saw a 2.04% decline in active listings last month, as well as a 0.49% decrease in pending sales and a 6.79% decrease in closed home sales.
Amid decreased market activity, the county’s median home price declined 1.85% to $582,500.
Given the rate of sales, Kitsap had a 2.15-month inventory in June.
