Active housing inventory jumped 28.4% year over year and 23% month over month across the Northwest Multiple Listing Service region in April, according to the latest data from the organization.
A total of 18,563 sellers had their homes on the market during the month, compared to 15,049 in March and 14,459 in April 2025.
Meanwhile, closings declined 3.7% year over year, with 5,674 home sales, although property showings and keybox accesses increased annually, indicating an uptick in consumer interest.
The median sales price was statistically unchanged from last April at $650,000. Elevated mortgage rates kept affordability concerns high.
“We are continuing to see relatively weak demand in the NWMLS market area, as elsewhere in the U.S., with listings substantially higher than a year earlier, transactions down almost 4% and median prices unchanged,” Stephen Bourassa, director of the Washington Center for Real Estate Research at the University of Washington, said in the April 2026 NWMLS Market Snapshot. “At the moment, it is difficult to see any improvement on the horizon with the Iran war stuck in a stalemate.”
King County
Looking at the combined single-family home and condo market in King County, active listings increased 29.97% year over year, with 6,163 properties for sale. New listings also increased annually, with 4,414 sellers adding homes to the market, up from 4,052 a year prior. Most of those new listings were concentrated in Seattle proper, followed by Eastside.
Pending home sales decreased 4.28%, with 2,416 listings going under contract, down from 2,524 in April 2025. Closed home sales decreased 3.48%, with 2,053 closings, down from 2,127 a year prior. The median sales price decreased 5.29% to $859,000.
Given the rate of sales, King County had a three-month inventory in April, up from 2.2 months in April 2025.
Snohomish County
Active listings in Snohomish County increased 58.04% year over year, with 2,094 listings on the market. New listings increased, with Realtors adding 1,582 properties in the county.
Pending home sales decreased 0.68%, with 1,020 listings going under contract, down from 1,027 a year prior. Closed home sales declined 14.76%, with 716 homes sold, down from 840 in April 2025. The median sales price fell 0.73% to $750,000.
Given the rate of sales, Snohomish County had a 2.92-month inventory in April, up from 1.6 months a year prior.
Pierce County
In Pierce County, active listings increased 29.8% year over year in April, with 2,278 homes for sale. New listings increased also, with 1,691 homes added to the market, up from 1,436 a year ago.
Pending listings increased 11.47%, with 1,263 listings going under contract, down from 1,133 a year prior. Closed home sales declined 0.55%, with 903 closings, down from 908 in April 2025. The median sales price increased 4.5% to $580,000.
Given the rate of sales, Pierce County had a 2.52-month inventory in April, up from 1.9 months in April 2025.
Kitsap County
Kitsap County active listings increased 9.27% in April, with 601 homes on the market, up from 550 a year ago. New listings increased year over year as well, with 573 sellers joining the market.
Pending home sales increased 12.59%, with 447 listings going under contract during the month, up from 397 a year ago; Closings increased 2.31%, with 310 homes sold, up from 303 in April 2025. The median sales price increased 1.3% to $587,495.
Given the rate of sales, Kitsap County had a 1.94-month inventory, up from 1.8 months a year prior.
