Home prices decreased across the Northwest Multiple Listing Service region in August amid a 22% annual increase in active listings, according to the latest data from the organization.
Active listings rose to 24,675 homes on the market at month’s end, thanks to 9,546 new listings — a 9.3% year-over-year bump.
Furthermore, inventory increased annually in 25 of the 27 counties in the NWMLS region.
Closed home sales declined 7.6%, however, with 5,861 sales in August. The median sales price for those closings decreased 2.3% to $635,000.
Meanwhile, scheduled property showings decreased 3.2% annually, although the number of listings to receive at least one showing rose 11.4%.
“High interest rates continued to put a damper on the housing market in August,” Stephen Bourassa, director of the Washington Center for Real Estate Research, said in a press release. “Higher rates were reflected in significant declines in numbers of home sales and median home prices.”
Bourassa added that interest rates aren’t likely to provide any relief for would-be buyers any time soon.
“High inflation rates and high levels of government borrowing will continue to put upward pressure on interest rates, with 10-year Treasury yields rising and expectations that the Federal Reserve Bank will raise short-term rates at their upcoming meeting in mid-September,” Bourassa added.
Given the rate of sales, the area had a 4.2-month inventory, up from 3.2 months a year prior.
King County
In King County, active listings increased 30% as sellers added 3,416 new listings to the MLS.
Both closed and pending sales decreased: Pending sales fell 8.4%, with 2,101 properties going under contract; closings decreased 13.6%, with 1,791 sales during the month.
Meanwhile, the median home price decreased 3.42% to $845,000 — about $30,000 less than last August’s median.
Snohomish County
Snohomish County saw a 39.3% annual increase in active listings in August, boosted by 1,286 new listings during the month.
Pending sales declined 7.8%, with 935 properties going under contract, while closings decreased 8.9%, with 790 sales. The median home price for those closings declined 4% to $724,500, down from $755,000 a year prior.
Pierce County
Active listings rose 21.1% year over year in Pierce County as sellers added 1,404 properties to the market.
Pending sales dropped 14.8%, with 1,114 listings going under contract, and closings declined 6.1%, with 977 sales during the month.
The median sales price actually increased 1.6% to $589,000, up from $580,000 in August 2025.
Kitsap County
Kitsap County saw an 11.1% annual increase in active listings as 445 properties joined the market.
Pending sales increased 2.9% during the month, with 423 homes going under contract; closings fell 14.1%, however, with 316 home sales.
The median home price, meanwhile, increased 0.8% to $600,000.
