Over 34% of homes on the Seattle housing market sell in seven days or less, making it the third-fastest housing market in the country, according to a Zillow analysis.
Across the metro, the median home spent just eight days on the market in March before going under contract, compared to 19 days nationally. The median days on market of all active listings was 26 days — less than half the national median of 56 days.
Notably, 34.7% of all Seattle homes went pending within seven days, and of those homes, 58.1% sold above list price. Nationally, 18.5% of homes went under contract in a week, with 44.3% of those homes selling above list price.
“The cream of the crop is still selling fast, even in markets that have slowed considerably,” Zillow Senior Economist Orphe Divounguy said in a press release. “However, higher costs are putting buyers under pressure, so they are more choosy than during the pandemic frenzy. Desirability is ultimately a function of price, and getting the pricing strategy right from day one can be the difference between a week on the market and months.”
