RE/MAX: Seattle home sales rise year over year in July

The pace of Seattle home sales climbed 1.5% year over year to 4,417 in July, according to the latest RE/MAX National Housing Report. Month over month, sales were down 1%. 

Nationally, home sales in the 52 metro areas surveyed by RE/MAX climbed 0.6% year over year but declined 0.7% month over month — the first decrease after five months of gains. 

The median-sales price rose for the 25th month in a row year over year, climbing 2.3% year over year but sliding 1.1% month over month to $450,000. 

Nationally, the number of homes for sale in July rose 27.7% year over year and dipped 0.8% month over month. Months’ supply of inventory was 2.8 months, up from 2.2 months in July 2024 and 2.7 months in June. Miami led the nation in months’ supply, with 7.1 months following a 40.1% annual surge. 

The average close-to-list-price ratio was 99%, the same as in June but down from 100% in July 2024. 

“July’s housing data reflects a market that’s adjusting seasonally,” RE/MAX CEO Erik Carlson said. “Homes are taking a bit longer to sell, but inventory has remained consistent, and prices have held steady. That’s a sign of resilience — and continued opportunity for both buyers and sellers.”
